My sims, let me show you them.
I've got two themed sims, Wando and Cooper River.  I go on about them a bit, I know, but I loved making them and today I'm going to show off a little.
(and I'd really, really like it if some of y'all decided to come rent a home from me, too!)

So, here's me, overlooking the north end of where the two sims meet.


This is a home I call 'Lover's Shack'.  It's the best LowCountry area in the whole sim and I've had tons of folks tell me how wonderful it is.





This is the center of Wando, the Queen Anne's Revenge.  And yes, she's for rent.





I like to have a lot of trees and such, to make the sim as much like the Deep South as possible





Another view of the Queen Anne.  There are lots of churches in Charleston so I put three in on my sims.  One can be rented as a home, one is going to become an information center and place of quiet meditation, the third is available for weddings and such.




Finally, we have the Blackheart, also for rent. This model is for living in, but once I've reached 75% of the my units rented, I can afford some void sims, then there'll be a couple of these babies sitting out for y'all to fly around.  FUN!!



Thanks for taking the time to look over the pictures.  C'mon down to Wando and Cooper River and come play.  The waves are surf-able, there are some boats to sail about in, there is a bar and a cave hidden underwater and lots of fun stuff to see.

How much are you charging for rental, and are you renting land or buildings?

I rent by the prim and I charge $3.50L/prim/week. You may rent land or buildings, all lots have buildings on them at present, however, if you see a lot you like I can put a different house on it, or you can put down your own building. As it's a themed sim, if you rent land all builds must be approved.
I do charge a fee to begin rental, usually $5,000L, this gives you all rights of ownership except terra-forming.

Silent has gone far and and above other SIM creators by making not just a beautiful world but a great community...and a beautiful one at that! there are always hidden treasures to find, sea lions you can swim with or ORCA's a hidden underwater cave....animals roaming from snakes in trees to little chicks and lambs....and flowers blooming according to season...i have been many places in SL (Caledon, WoI, and Neptune's underwater realm)...but Wando and Cooper River...in Silent's Folly...is the BEST!... lush, opulent, tasteful, and divine!

Silent is an artist and a super nice charming person!!!..and she's hot, too!

The amount of time? About 2 weeks to put a sim together. The learning curve? Well, it took 6 months to get the first sim to where people were wanting to come visit and decide they wanted to live there. Resources? A fair amount. No way am I going to make a return on the investment, but this isn't about making money, I'll be please when the sims are breaking even. I delight in having people enjoy the sim, I enjoy giving folks a place to come play. That's what it's all about for me, creating a place for people to come play and enjoy themselves.

Well, I don't mean to sound crass by talking brass tacks, but how about a ballpark figure of how much you're putting out every month for that? I'm asking because I want to do something similar, and I want to see how much of my personal budget I need to juggle to do it.

Did you buy the structures prefab or build them yourself? If the latter, what did you use to make such interesting and accurate buildings?

I mean, I'm struggling just to put an interesting and useful building on my 1024 sqm plot, but I'd like to grow beyond the setbacks I'm having now and ultimately plan for bigger things.

I'm paying LL about $400US/month. I'm getting in about 1/3 to 1/2 of that on rents from my tenants, so I'm paying, ballpark, about $200-$300 to keep this venture going.
Right now, I'm buying prefab. I'm teaching myself to build. I'm getting pretty good on lining things up just so, and I'm exploring some scripts that do it for you. I understand builders who make the big stuff, the Blackheart, for example, likely use some sort of scripting machine to put it all together.
What kind of building are you wanting to make?

It's dual purpose. The first purpose is a small theater/auditorium for showing off videos I make and holding discussions. The second purpose is a meeting room, lab, and data visualization center for my doctoral research group.

I don't mind a lot of the generic prefab office buildings I've seen, but retooling a floor into a theater seems tiresome. Also, I wanted something that would have a bit more of a collegiate look to it.

What building scripts are you looking into? I purchased Virtual Builder Studio from Iron Perth and, after having tried to use it in a practical setting, I absolutely hate it. I even further hate the lack of support Iron Perth has had.

So far I haven't purchased any tools. I figure I won't waste the money until I'm up against a wall.
A small theater, gosh, I recall seeing a really nice on as a pre-fab (sold as a part of a ultra-luxury home, about 8-10 seats, plasma screen like thingy up front. I didn't LM it as I had no interest in such an item. Now I wish I had. *snaps fingers*
