Has anyone had either Rita Waltz or Jerrold Manns as a landlord before? There are two houses I am considering renting for the summer, same price, and I have to make a decision without seeing the house owned by Jerrold Manns (he is out of town). His house is bigger, and closer to campus, but I don't know about the condition.

JM is creepy as hell.

We looked at a house by him last year, and he led us into a bedroom where some girl was sleeping naked like nothing was wrong. He was also trying to sell the 3 of us a 4 person house, even though we had been perfectly clear that there were only 3 of us. He figured we could just pay more each.

I had friends who rented from Rita and had absolutely nothing bad to say about her.

Rita is the sweetest, most wonderful lady ever. My friends and I rented the same house from her for five or six years, passing it down from the graduates to the rising upperclassmen. She gives you practically endless trust and freedom, but when we would ask her to fix something, she'd often not just fix it but upgrade it too.

I totally agree with this. I was one of the people who rented this house that was passed down for a few years, and Rita remains the best landlord I've ever had. She was responsive to any problems, and always understanding that she was renting to college students.

I don't know anything about this other guy, but if you can rent from Rita, you'd be remiss not to.

Are you talking about 181 W Cllege and 199 East college?

If so, I've lived in both.

181 is kinda falling apart, water through the ceiling a lot. He never fixes much, though he also never bothered us much. I only saw him once or twice the entire time I lived there.

Rita is amazing, she fixes things... the right way. She's flexiable, and sweet and just generally great. Once she didn't tell us something and it resulted in a huge electric bill... so she felt bad and helped pay it.

If it is the two houses, and you're looking at 199 today. I'm so sorry about my room.

JM has been my landlord for two years now. Hes really not that creepy! Granted, he's old and forgetful, and the vast majority of his places are a bit run down, hes an okay guy. I dont know anything about Rita, but from the way people are talking about her, I'd go with her. Which house is JM offering you?

I've also had both Rita and JM. Hated JM, so many problems, he's really fucking weird and he never fixes things. Rita is the sweetest and most reliable person ever. She always helps pay for things and gets things done right away. Also, 181 west college was a dump, while 201 east college (above 199 east college) is one of the nicest apartments i could ask for. go with rita, hands down.

Rita is the shit! I rented from her and she was always great to us. She fixes stuff, has your lawn mowed, and will give you notice if she needs to come over for something. She'll also stay out of your life if you want her to. Good landlord.

JM is cool. He doesn't care about late rent, let's you bend the rules a little (pets, parties), and generally is a cool guy. He manages my house for an old decrepid lady who can't do it herself...as far as I know, pro bono. Jerrold is a little senile, but still awesome. He fixes things when he can afford it.

I had Rita last summer. she's nice, but we had a few problems with her. We thought the pilot light on our stove was broken (turned out we just needed to relight it) and she didn't want to deal with it. She was trying to fix up the house towards the end of the summer in hopes of selling it to the college and pulled up our basil plants which were in the planter she said we could use, and which we were planning to use for pesto. She also insisted on painting the living room on the one day I said it would be really inconvenient because I would have to carry all my stuff down a staircase covered in wet paint as I moved out.

she was nice and laid back, but not always helpful and sometimes got in the way.
