Hello, you knowledgable people, you. I am wondering where to find listings of foreclosed condos/apartments/homes in Montreal? I can't seem to find any online -- do I just start calling bank branches? Thanks!

Three bedrooms available in 4-bedroom apt. (7 1/2) - $200/room!!!

Three of the four roommates currently living here are moving out - come live in a fantastic and affordable apartment in St. Henri! 3rd floor apt. with balcony. Rent is $810 in total; appliances and furniture (kitchen table, chairs, sofa) included. Bedrooms partially furnished (desks), two with closets and one with hooks for clothes hangers. Great neighbourhood - minutes away from Lionel-Groulx metro station, Atwater Market, Super C, Lachine Canal, pharmacy, services, etc. Hydro/internet/etc not included, but costs are minimal split 4 ways. The neighbours are quiet and the landlord is pretty good, he recently installed a new back door and bathroom faucet. There is a no pets clause on the lease, but pets are allowed by the landlord as long as they don't disturb the other tenants (the downstairs neighbours have an extremely quiet german shepherd!)

Remaining roommate is a McGill biochem student currently subletting a room, who will be staying in the apartment; we would like to transfer the lease to him and any/all of your names can be on the new lease too!

You can post here if interested; also see craigslist ad for email/phone contact info http://montreal.en.craigslist.ca/roo/1472670007.html

Subbletting

Hi Montreal,

I'm thinking of going away for a month or two this coming summer (as far away as it is). To save some money, I would want to sublet my apartment for that time. This is something I've never done before, so I'm wondering what are some of the things that I should do/consider/ask when subletting? Have you had positive experiences with it?

Allo!

I'm in need of some help!  I moved into an apartment with a friend in June as a subletter with the understanding that would we re-sign the lease together at the beginning of September, when it finished.   This all worked very well with my plan to live in Québec for a year prior to enrolling in my full-time studies, and being on the lease seemed to be an important part in that process.  The lease has yet to be re-signed as our landlord is apparently terribly flakey and seems to not want to take time out of her schedule to have this dealt with.

My room-mate is hesitant to harass the land lord as she fears the landlord will come up with a reason for us to be kicked out as means to hike up the rent of the apartment (which has stayed considerably low as it's been in the hands of the same group of people for a few years..).

Does anyone have any advice?  I'm especially stressed out re: filing for Québec residency and the affect this could have on it.  Do I have any power in the situation?  Can I speak with any third party to have the lease re-signed?  Any help is very much appreciated!

Thanks.

looking for a room

Hi all,
I'm looking for a room to rent for (=from) septembre or octobre 2009 (this is when I'm coming to Montreal to follow a doctoral study of maths at UdM). I'd like to share (& create) a place together with other people, yet also need to have my own room (and so a possibility of disappearance). Might dream of a space open to energies and of wooden floors. I'm friendly to artists, punks & queers, cats & spiders, bricoleurs & vegans, experimental musicians & people who like tea... + to some other...
About me in cliches: I'm calm & decent, honest, respectful & responsible.

So let me definitely know if you have or know about a free room or if you're looking for one as well. Do it here or mail me:

Apartment Question

Hi Montreal,

I have a dilemma in which a roommate that was supposed to move in with me bailed last minute in an unfortunate way. What I realized is that I need a break from living with roommates and would like to move out on my own as my current apartment is too expensive.
The problem is that the way this happened, September is too soon for me to move. I'm having family visit and I just don't have time to look for an apartment  and pack. That means that I would have to do this in October. Today when I called the landlady to discuss this, she went all doomsday and told me that it's impossible to get rid of an apartment in October and in 20 years of her experience those have always been the worst months. She's also known as being overly dramatic. I'm not in a position to pay for two apartments as just in September I'll be paying twice the rent b/c of the roommate bailing. SO, the question is, is it impossible to get rid of an apartment on an "off" month? Also, is it hard to find an apartment in October?
Is my landlady right or should I just get my walking shoes on and post posters all over the city as well as on the internet. Any advice would be greatly appreciated.

EDIT: IT TOOK A DAY AND A HALF TO RENT OUT!!!! NOW ON TO APARTMENT HUNTING.

Since some of you want to see some details of the apartment, I posted the ad and the pics under the cut. Keep in mind that it's the ad for me looking for roommates but now THE WHOLE APARTMENT IS AVAILABLE FOR OCTOBER 1: )

I am curious about something. I'm looking for a new appartment right now. I was told that Landlords are not allowed to disgriminate against pet owners or smokers. Is this true? I have a Pittbull(about 55lbs and just a big baby who loves everyone), and alot of the ads I see, say No Dogs period. Is this allowed?

I was told by a friend of mine who owns a duplex, that he tried to evict a tenant cause they adopted a dog while they were in the lease, and it said in his lease no dogs allowed. But when he took them to the rental board, he lost.

Any info on this would be greatly appreciated. Thanks

Does anyone know anything about Fire Regulations in Quebec? My crazy drunken neighbour is using our shared fire escape as a personal smokers balcony, laundry rack and garden. I'm not talking about the usual Montreal balcony with a spiral staircase, this is standard apartment building fire escape, no more than two feet wide with a ladder between floors. The fire escape is completely blocked by lawn chairs, potted plants and a bicycle. She's also using the apartment building hallway as an extension of her apartment, storing furniture, books, and recently, a dozen bags of garbage in it.

The landlord has already talked to her about the noise (screaming matches on the fire escape with her boyfriend when she locks him out of the apartment) but I was wondering if I could just call the fire department on her?

Looking to rent/sublet apt for two weeks in August

Hey

So, I'm going to be in Montreal August 9th to 22nd with my boyfriend. I'm looking for a (furnished) studio or 1 bedroom apartment for less than $300/week. I'm not picky ebout the neighborhood, would prefer it to be somewhere interesting, but I'm more concerned about price. I've turned Google (and Craigslist and Kijiji) inside out, but can't seem to find much. Do you guys have any leads?

Thanks a bunch!

Furnished apartment quest?

Hi,

Would you have any suggestion on something like a furnished apartment we could rent, possibly for a week-two, that we could rent to accommodate our guests? Preferably, sanely priced:)
Ideally, in or around CdN area, but this is not a must.

Thanks!

The search continues...

Hey everyone! I'd like to say thanks again to all who provided advice when I first posted here a few weeks back asking for advice on where to even begin looking for an apartment in Montreal. I will be attending McGill and what I've found is that I'd like to stay close to the school, but the only places I seem to find around it are either expensive or in the ghetto (I don't want to live there, since I've heard it can get rowdy with all those undergrads there). It's got me thinking about looking into living on the subway line further out of the area, so that maybe I'd at least find a slightly cheaper and nicer place then. However, I have no idea how efficient the subway is over there and if that would actually be cheaper (I don't even know what the price of a monthly pass would be).

So I was wondering if any of you had suggestions as to which is the better choice - getting a place near McGill and possibly spending more than I should on the apartments there, or getting a place further out but along the subway line to find a cheaper/nicer place and save some money?

(Also if anyone knows of a good/affordable place to live near McGill that would be helpful to know too!)

warning about apartments.

Hi, before anything I want to thank everybody for the awesome advices. I've been reading this page for a while and I'm finding really interesting things about Montreal.

I'm moving out for my actual room, and I had to do it two months before it was planned (and pay for an hotel and a new apartment) because of the really noisy neighbors (fights, music during the night, talking loud really in the morning), the inability of the landlord or concierge to do anything, the walls paper-thin, and because my girlfriend and I were almost in the edge of a breakdown because we couldn't sleep. The sad part is that the place is cheap, in a really good place (miles end) and the room is not that bad.

My question is if theres a way to warn future tenants about all this things?

apartment hunting

OK so I have been looking for an apartment for the last month or so now. I am starting way early (the lease ends in August). I check Craigslist and Kijiji on a regular basis.

However, I am posting here to see if anyone knows of something that is going on the rental market say around August or September. We are looking for a large 3.5 or a small 4.5 around 800-900 dollars inclusive of fridge, stove, heat and such like. If there are outlets for a washer, even better however the most important thing is to have access to a fridge and stove. We would prefer to live in CDN, NDG, the Village, the Plateau or downtown nearish Concordia and near a metro station. If anyone has any leads on this, a heads up would be very much appreciated. I realize that more apartments will become available later but I figured I'd post here as a shot in the dark.

About us: We are in our twenties, my boyfriend has a full time job, I currently have a job and have savings and we are okay will having our credit checked and with getting a middle aged family member to cosign as a guarantor. I will be going to school next year. We do not wish to be forced to pay a deposit (we're quiet people who don't throw crazy parties or go out of our way to break things!). We don't have any pets.

Thanks for reading. Merci pour votre lecture (et desolée pour les fautes de français)

"Major work" and an apartment lease

So ... I know that a landlord is allowed to undertake "major work" on a dwelling in the course of a lease. If it is work that requires the tenant to evacuate the dwelling for less than 1 week, they only have to give 10 days notice; otherwise, they must give 3 months notice. This much I have gleaned from the Regie brochure on 'major work'.

But has anyone had experience in dealing with this when it occurs at the end of a lease? I am leaving my current apartment for a new one as of July 1, and had arranged/planned on moving out on June 28th or so. I have a crew of people lined up for that day, some of whom specifically booked their holidays to make sure they were available.

While I've not received a formal written notice yet, during a discussion with my landlord yesterday, he "suggested" that I move out earlier because they have a lot of work to do on my apartment (planning to redo floors, repaint, etc.), and they want to start on June 24th.

June 24th to the lease end date of June 30th is 6 days. That's less than 1 week, so technically only 10 days notice is required. Under normal circumstances, if this had been done in the middle of the lease, he would have to cover the cost of storing all of my furniture, etc., and there would be no impact on my rent - but given that this is at the end, I am wondering what options I have open to me. Legally, it sounds like I have no recourse - he can do this, although I could perhaps force him to pay for any "additional rent" and expenses incurred to move to the new location earlier, if that is possible.

But what to do about the incidental effects of this? Like, you know, the people who I had lined up to do the move, who now either won't be able to, or who will ahve to take additional (unpaid) time off to do it? I can't see any way to resolve that, but what am I to do? He will hardly pay for extra moving costs, probably arguing that I'd have to move in a week anyway so that wasn't his responsibility.

Thoughts?

Getting out of a lease

Hello! I have a friend who is in a really bad situation.

She and her boyfriend moved in together and signed a one-year lease, but now they've broken up, so she wants to move out (maybe three months into the lease). Yeah, stupid. Even though they make each other miserable, he is refusing to remove her from the lease. He's a terrible roommate (comes home at 3am and makes a lot of noise, pays his rent late all the time, tries to get her to cover his share of the rent, causes her emotional stress, etc) and his behaviour is seriously affecting her emotionally which is causing her to perform badly at work.

She doesn't want to just leave because she is afraid he will "come after" her (since he will then have to pay the full rent by himself?) and of course, she doesn't want to have bad credit (I have no idea how that works, though).

I read this site and it mentions that she can get out of the lease if she is being threatened. She isn't being threatened, but she seriously cannot live there anymore. Is there anything at all she can do, or is she stuck? Would moving out badly affect her credibility as a tenant?

EDIT: I forgot to mention. I know about subletting and re-assigning the apartment to someone else, but I don't know if she is allowed to do this if someone else is on the lease. What I mean is that I don't know if he has to agree. She has already brought this up with him, and he is also being difficult about that.

Thank you for any and all help!

Hi everyone

I'm a former Concordia student going back to Vanier to start the Animal Health program in the fall and I currently live downtown, near Atwater. I'm moving July 1st and I'm planning on moving to Ville St-Laurent because well, I'll be spending most of my time at Vanier and I'm hoping on getting a job at the Vet Clinic on Cote-Vertu.

I was wondering, does anyone here live in an apartment building in Ville St-Laurent? Just asking 'cause chances are I'd get a place in a building.

How much do you pay for rent? Where is it exactly? Do you have any photos of the apartment itself? Photos are a definite plus!

Thanks everyone!

Hydro Bill Confusion

Hello Montreal!

I’ve got a Hydroquebec-related question for anyone that has information.

(I’m new to the city – been here just under 2yrs and my apartment-living experience has been sheltered since I was in a university residence for a year) Next year I’m living in an apartment where heating is included in the rent but not electricity. To my understanding (which isn’t much), heating and electricity goes on the same bill. As far as hydroquebec is concerned anyway.

I want to make sure that I’m not paying twice for either heating or electricity. Coz right now, I’m just trusting my future landlord to make the necessary arrangements, but what if he doesn’t do it correctly? Does anyone know how do I check? I’ve never seen a Hydro bill b4 bcoz my roommate took care of that this year. Does it say how much is due for heating and how much is due for electricity separately?

If anyone has any info, I’d really appreciate it! Thanks a lot!

Questions related to moving into a new apartment

I'm moving into a new place at the end of the month, and I have two questions (for now) that I can't seem to figure out.

1) How/where do I get apartment insurance?

2) There's a bunch of renovation/random junk and an old washing machine in my half of the backyard. Is the landlord responsible for clearing it out or will I have to call one of those junk collection places?

Thanks in advance for your suggestions, and sorry if the answers end up being really obvious :-)

First summer in Montreal without an air conditioner...help?!?

I'm subletting an apartment for the summer, away from my parent's central-air heaven, and the place that I'm renting doesn't come w/ AC (nor am I capable of installing a portable A/C due to the window structure). For those of you who've bravely lived without air conditioning during the hot and humid summer months...how do you cope? Is it as bad as I think it's going to be? I have a standup fan, but that probably won't do much for humidity. Opening the window isn't an option at night, since I'm close to a stretch of St. Catherine Ouest that's pretty noisy. Thanks MTL!

Belanger & Lacordaire - What's the area like?

So, for those living out in the St. Leonard area, what is the area around Belanger/Lacordaire like? I'm looking to move "east," and I'm more familiar with areas north of here, but nothing really south of the 40.

I know, I know, Montreal has no "bad" neighbourhoods by most standards, but if there are 10 strip joints within 2 blocks of that location ... you know.

(I have an appointment to look at an apartment on Monday but will not have a chance beforehand to get out there and explore.)

St-Henri Apartment Swap/Rental/Lease Transfer

In an effort to help keep our beloved St-Henri affordable, my boyfriend and I are looking to transfer our lease (so the landlord can't just pick a new price to hand to new tenants), or swap our place for your place.  We're having a hard time finding an apartment, so if you're looking to move, maybe you can help us out!

We have a 5 1/2 on 2 floors on Irene, between St-Jacques et St-Antoine.  It's 800 a month and we don't want to see it rocket up.  There are 2 big closed bedrooms, lots of storage and closet space, we've redone most of the walls with plaster/paint (he's a professional), as well as some ceilings, the walls we didn't do are all neutral colors and couldn't decide how we wanted them.  There's some exposed brick in the living room, 2 balconies, chill neighbors, washer dryer outlets.  The place is awesome for a couple who want a big studio or office, a small family, roommates, etc.  We have amazing water pressure.

We're looking for a 4 1/2 (although a 5 1/2 would be considered of course) with 1 closed bedroom, a second bedroom or office, and balconies or a yard.  We'd like an eat in kitchen (here we have a dining room).  We need to downsize to save some money.  If you have a 4 1/2 in St-Henri and you're looking to get someplace bigger, or just a change of scenery, lets talk!  Craigslist & Kijiji are failing me.

Cheers!

Apartment Hunting Season @ the McGill Ghetto

Hello Hello Montreal! I hope y’all are keeping warm this time of year. :D

I’m calling the attention of people (students and otherwise) that live in or around the McGill Ghetto area. I’ve started apartment hunting for the next school year and I have a few q’s I’d love to discuss:

(a)    What’s the deal with this “Finder’s Fee” I keep hearing about? Whilst visiting an apartment, the girl referred to it as this fee that I have to pay since they’re leaving their furniture behind – so I’m essentially paying to get a furnished place. Do I have the idea right?

(b)   Assuming I have the idea right, I don’t like this concept of a Finder’s Fee. I have my own furniture, thank you very much, and I don’t want to deal with other ppl’s stuff. HOWEVER, it seems like it’s the norm to just charge a finder’s fee for the current furniture and pay for the next one. Am I wrong in wanting to keep my stuff and avoiding this so-called Finder’s Fee?

(c)    My original plan is to hire movers to move my furniture. I’m gonna do my homework and look up movers’ quotes, but to anyone that knows/has previous experience: Would it be cheaper to hire movers or to pay the finder’s fee? For a 4br place (6.5 or 7.5), I’ve been asked for a 4000$ finder’s fee more than once. So that works out to 1000$ out of my pocket (since it’s me + 3 friends = 4 ppl = 4 bedrooms).

(d)   Anyone got any recommendations for moving services? I don’t have a name of even ONE business, so anything would be fantastic.

Thank you SO VERY MUCH in advance! I’m sorry for the long read, but I truly appreciate it!

Beaubien Fire/Apartment for Rent

There is a one bedroom apartment (4.5) for rent in a villerary coop, no stove or fridge provided, next to cremazie metro, available almost immediately (as in within a couple days), for anyone homeless due to the Beaubien/Christophe Colomb fire. It's $610 per month, but you can has January for $300 (and we'll be negotiable on when you get that to us since hey you just had your house fried). Hydro not included (heat is! and believe me you'll about melt, no worries there!) and parking is included as well. Cremazie metro half a block away, grocery, butcher, deps, laundry, all you could want. Animals welcome. Awesome neighbours who don't party too much nor do they mind if you do once in a while. No annoying landlord since it's a coop.

I'm sorry it's not a general call out, but people displaced on Christmas get first dibs since it's a coop and all (a general call out will follow in a week or two if we don't find anyone). You gotta have proof you lost your place in the fire. Email me wendykh @ gmail for more info.

Spread it around, we really want to give someone shafted by this fire a home.

room for rent in 4 1/2

1 bedroom for rent in 4 1/2 in apt building in Verdun, with balcony.

The rent would be 400$ with everything included (rent, heat, hydro) High speed is +25$/mo.

The parking is awesome on this street as it is the only residential
building so it's a pretty calm area too.
Buses to both green & orange metro lines across the street, night bus too.
Near bike paths and waterfront is 10-min walk.

Tenant is a young professional working on her goals, with a full-time job, night classes and her own business.

There's recycling and W&D in the building, possible indoor parking. Apt must be kept neat, ie: clean up after yourself.

Tenant has a well behaved black cat. NO tobacco, but 420 friendly. Happy, chill and artsy people are encouraged! The more pleasant the more welcome! Females preferred but if you're a safe boy that could work too.

Happy and open person, who wants only nice and positive ppl around her. If that sounds cool to you, please reply.

Eviction Process, due to Pets, Montréal...

Basically, my sister (and her fiancée, who is not on the lease) just moved here from BC,  and 24 hours before she arrived I co-signed her lease (after viewing the apartment a few weeks ago).  No mention at the time of the original viewing that no pets were allowed...and in fact, I saw and heard a dog on the same floor the first time I was there.  This was almost a month ago.

24 hours before my sister arrives, I co-sign her lease and there is a box that says NO PETS.  And it's checked off.  SH*T! I sign anyways, knowing that she means to fly her two pugpoo puppies out in a few days.

I call her as soon as I get home, tell her the sitch...she gets here, signs the lease as is, says nothing to the landlord, and flies them out anyways.  The next day she gets caught by the janitor and now we have to meet with the owner of the building tonight (same guy who showed me the place).

Can she get evicted?  How soon does she have to be out if so?  Do we have to pay penalties?  Basically, is she going to be out on the street in, like, DAYS, or does she at least have a month or two to find a new place?  I mean, I figure, she breached the lease, so there are grounds to evict her....but I cannot find anything online to show me how fast she would have to be out by.

Come and live in our apartment - roommate wanted!

It is a lovely 7 ½ on Notre-Dame at Rose-de-Lima; rent is $200 for a large bedroom with closet (…but no window). Utilities not included in rent, and optional internet & land phone with unlimited North American long distance for $18/month. We are near Lionel-Groulx metro, Atwater market, two large grocery stores, the Lachine canal, the Turcot Interchange, a pharmacy, and lots of deps and diners.

The apartment is sunny, with a large kitchen, lots of cabinets, a view of the Farine Five Roses sign, and a living room with balcony access. (Also you can help us pick a colour to go over the terrible mauve in the kitchen!)

We are three fairly geeky, queer- and trans-friendly McGill students, 20ish, two ciswomen and one cisman. We are mostly anglo and collectively study (urban) geography, women’s studies, philosophy, and Russian. Two of us are from Kitchener, Ontario, and one of us is from Encinitas (near San Diego), California. We are prone to accidentally staying up late talking and eating many sugary foods at our kitchen table, having roommate drinking nights, playing board games, undertaking construction projects, and various combinations thereof. Our apartment also contains for your enjoyment: a dolly, a drill, a large tea stash, and communal bookshelves. All of us are somewhat socially awkward and sometimes judgmental, but very friendly! One of us is allergic to cats, but reptiles are strongly encouraged.

You are around our own age, preferably not excessively hip, and up for participating in roommate fun times. You are a considerate roommate as well (regular dishwashing, making little noise while people are sleeping, keeping common spaces fairly clean). The three of us are vegetarian, share groceries and frequently cook and eat together; we hope to find someone who is into that too. We’re also hoping for a fairly environmentally conscious flatmate (turning off lights, keeping the heater low, vermicomposting, using cloth shopping bags, et cetera). Socially inept roommates welcome; you will feel right at home!

If any or all of this sounds good to you, get in touch ASAP; inconveniently for everyone two of us will be out of town for the last week of August, so the sooner the better!

Looking for a loft

And so my search begins again.
I'm looking for an artist's loft somewhere on the island (west is preferrable) that's near a metro.
If you have one for rent, have a connection, have walked by a sign, let me know. It's not urgent but I'm expecting to have to move out of my current place in the next few months.
Nothing over $700, otherwise hit me with whatever you can. The place doesn't have to take musicians or animals.

Thanks in advance and sorry for the x-posting.

mold in apartment

hey out there -

i have a couple questions concerning landlord responsibilities and tenant resources to do with mold problems...

1 - i have a mold problem in my apartment. my landlord is aware of it but blows it off. it seems that you can hire a building inspector/mold specialist to come in and inspect the mold? has anyone ever done this?

2 - i also thought i once heard about a website in montreal that is dedicated to reviews of landlords. does such a thing exist?

thanks -

Apartment terminology

We're looking at apartments for my husband, who is moving to Montreal for a year from the US. Everything has a number - 4 1/2, 5 1/2, etc. They all seem to be halves. What does that mean? I'm used to seeing 2 bedrooms 1 bath, square footage, etc. We haven't found an explanation anywhere.

Room for rent starting June 15!

Very nice room in a 5 1/2 appartment in Côte St-Paul, about 5 minutes from Jolicoeur métro on foot. You would get the biggest room, the only problem is that it connects to the living room which is rarely used. We will be installing a sliding curtain or some such thing for your convenience. Deux autres colocs étudiants dans la vingtaine, français surtout. Le quartier est superbe. 310$ month including utilities and dsl internet no limits, a steal. Un grand perron à l'arrière, parfait pour recevoir des amis ou faire un BBQ. Pas d'animaux, désolé c'est sur le bail.

It's available as early as June 15 or July 1.
If you move in in mid-june, you'd only pay half the month.

Montreal life

Bonjour and hello!

Due to a stroke of luck, I'm moving to Montreal for the next four months. I'm ecstatic about it, but as an anglophone coming to a new city to live on my own, I was hoping for some advice and tips.

1. I was fortunate enough to find a promising apartment to sublease from, a bit west of McGill and downtown, but very close to Place Richelieu by Dr Penfield and avenue du Musee. The owner has been very forthcoming with details, but I would love to know if someone else (with an objective opinion) could offer some insight into the neighbourhood. I'm hoping for a quiet neighbourhood and place to come home to after unwinding after a long day at work - it looks to be in walkable distance from 'downtown' Montreal, but is it a very student-y neighbourhood? Is it a safe one to walk home from at night or would I be better off looking for someplace east of McGill campus?

2. I like to run outdoors during nice weather periods at home a lot. However, I'm not sure if this would be 'weird' by Montreal societal standards! Would it look odd if I jogged around the neighourbood (and I suppose more importantly, is it safe?) or are there any nice jogging paths near the area? Failing that, I would likely try to join a gym for a couple months. I've looked through all the memories and tags, and think the YMCA or Energie Cardio's under-25 deal might be really reasonable, but I usually like joining classes and just wanted to know if they tend to be super crowded.

3. People talk a lot about the Montreal winters... but to shake it up a bit - how hot do the Montreal summers get? I know the apartment I'm considering doesn't have central air and I'm wondering if I should be investing in fans or something similar, or if it's pretty tolerable.

Thank you all in advance. I have to say, based on the community alone, this seems to be full of some of the most welcoming people in the city! I'm so looking forward to this :-)

apartment searching questions

so, yesterday I spent quite a while wandering around Point St. Charles looking for apartments to rent; lots of houses (and condos!) for sale, but rentals were nil.

my questions are:

- when is the best time to go apartment-hunting in this area? was I too early, or too late? or are the vacancy rates just crazy low this year?

- is there somewhere that landlords around there are listing their apartments? because the usual suspects (newspapers, craigslist, kijiji, university classifieds) are not at all helpful.

- does anyone have a 6 1/2 or 7 1/2 in Point St. Charles (or St. Henri) they're looking to rent?

thanks!

Lease transfer, etc. questions

Hi all,

I'm wanting to move but I need some advice. First of all, what is the exact difference between a sublet and a lease transfer? I've sublet before, and in that case the subletter was using my furniture, paying rent to me, etc. I am fairly sure that a lease transfer would be more of an official agreement with the landlord where I sign over my lease to the new tenant. If that's the case, then I suppose I would be interested in doing a lease transfer, but I have absolutely no idea how to go about it. How long does it usually take to find a person to take over a lease, for example? I don't want to find a new place, only to be stuck with the old one at the same time. Is there any way to terminate a lease early, instead? I'm feeling a little overwhelmed at the moment.

Thanks in advance!

edit: by the way, if it helps, I'm currently living in La Cité

Tenant's Insurance

Hello,

Does anyone here have tenant's insurance? What company are you with? Are you satisfied?

I have been checking out a bunch of companies (& banks) and getting quotes, but any personal opinions or recommendations are always welcome.

(In the tags I saw an entry that I think is about this, but it is in Fr, so I'm not sure).

neighbourhood shopping!

Hello Montreal!

Do you LOVE your neighbourhood?
Do you think it's the greatest and everyone should be as lucky as you to live there?
Do you live east of downtown, on or near the green line?
Then please, tell me about it!!!

I work in the east end, and would like to continue living car-free for at least another year.  Right now I live at Lionel Groulx, which is great, but an hour in the morning is a pretty long commute when I'm pretty sure I could find an area that is equally fun to live in but would save me a good 20 minutes in the metro.  Currently my knowledge of the east end of the city ends at Papineau... and starts again in Pte-aux-Trembles.

So, what's important to me in a neighbourhood?
- neat places to explore: parks, restaurants, cafés, small grocery stores.
- walking distance to a green metro, but I might be willing to consider a short bus trip to the metro if the area is really worth it.
- east of downtown, but not SO far that the thought of paying a taxi home at 3am would keep me from going out on weekends...

All recommendations will be followed up with some afternoon meandering and extensive internet searching for price point ideas.  If you have recommendations on where to look for apartment postings, or have any insider information on nice apartments in your area, the added info would be MOST appreciated!!

thanks in advance :)

Appartment hunting - looking for forums/sites that rate or discuss buildings

I think it's not enough just to see an apartment , sometimes it's the noise outside or the smell on weekends .. etc .
Where I can find a forum or a site that rates specific buildings sort of like ratemyprefessor.com :)

http://www.montrealbits.com/ has what I'm looking but it's quite small and deserted.

Looking for 2 br apartment in West Island

My parents recently broke up and my dad and I are looking for an apartment in the West Island since I go to CEGEP there (Gérald-Godin). We're very flexible when it comes to the price, but it needs to have two bedrooms and a parking space for my dad's car. I'm preferably looking for something accessible from the 201/261/68/207/470 to go to school (so mostly Pierrefonds, Beaconsfield and Île Bizard). Anyone know where we could get lucky?

Apartment Wanted for April 1st

Hello Montreal people!
I've recently moved out to St-Laurent a few months ago and I've realized how much it's going to suck commuting 1 hr every morning during finals... so, I'm looking for an apartment downtown for April 1st to April 30th- preferably in the McGill ghetto, but anything between St. Marc to the west and St. Laurent to the east would be good enough. Would this be even possible or am I going to have to pull up my socks and keep dealing with the torture of getting up at 6 am?

Does anyone know any places that rent out their apartments by the month or by the week? (Or maybe you know a place! I promise you pie... Or sushi.) My boyfriend recalls one of his friends doing that for a month in the summer but can't remember the details. Argh. Help muchly appreciated!

condos around castelnau station? need advice...

I am about to move to a condo next to the de Castelnau station but I am a little bit concerned about the giant Mc Donalds that stinks up the streets. It is as bad as it is right now, but somewhat tolerable; however I am worried that in the summer it will be so bad that I won't be able to sit on my balcony and enjoy the summer breeze. Anyone that lives around the hood have any tips on it? Does it get even worse? It is already an expensive condo, I want to get my moneys worth and if it is not as pleasant I might want to go somewhere else. Merci!

Stand Back

[info]blackblack

(no subject)

I'm moving to Montreal just for May-August to work at UdeM. Given that, what's a good neighborhood to live in? I'm a student, totally willing to live in a crummy room as long as it's cheap (< $600). I'd like to live somewhere fun, but safe for a girl at night, and not too annoying to commute from by bus or metro. Anywhere on the green or yellow lines would require two transfers -- is that best avoided, or no big deal?

All comments are welcome. I've looked in the memories, but the most relevant post is four years old, so I'm asking again. Thanks, everybody.
